Job Description:
The Construction Project Manager is responsible for oversight of DeNovo projects, relocation projects, and facilities and maintenance projects across their assigned geography and the offices within their region. Project responsibilities include management of general contractors and subcontractors as well as architects and vendors who perform work or supply materials to projects in their assigned geography. This may include the need for knowledge of electrical systems, mechanical systems and equipment, buildings, grounds and interior structure. The Construction Project Manager will manage all aspects of the work required to complete the construction project.
PRIMARY RESPONSIBILITIES
Maintenance
Work directly with and manages architects and contractors who are completing construction projects for the company.
Develop and manages budgets for upcoming and current projects.
Communicate and provides updates to multiple cross functional lanes within the business to update stakeholders on current status, progress and expected schedules of projects throughout facilities.
Create and publish project related templates and documents to memorialize project schedules and budgets.
Partner with the operations team to identify and understand project scopes and incorporate this information into the square footage calculator and project budget template.
Coordinate with architectural and landlord resources to schedule and conduct base building assessments of potential development locations and use the output from the architect to further refine the project scope and budget for eventual review and approval by the Corporate Capital Committee.
Coordinate with external vendors to ensure timely ordering and delivery of furniture, fixtures and equipment for projects.
Coordinate internally with our Procurement Team to request project POs where needed for purchasing.Travel to project sites to review construction progress with the general contractor, site superintendent, subcontractors and architect. And provide oversight of these resources.
Obtain and recommend approval for unbudgeted project items.
Perform other maintenance & administrative duties as assigned by Director.
POSITION REQUIREMENTS
EDUCATION/EXPERIENCE:
Minimum of 5-7 years’ experience in maintenance, operations, utilities, repairs, construction and alterations of buildings.
Exposure to multiple technical disciplines such as electrical, plumbing, refrigeration, construction, carpentry, Tele/data and painting.
Experience with construction in a healthcare setting
KNOWLEDGE/COMPETENCIES & SKILLS:
Strong knowledge of machines and tools, including their designs, uses, repair, and maintenance.
Knowledge of materials, methods, and the tools involved in the construction or repair of residential & commercial buildings or other structures.
Ability to review and interpret construction documents, blue prints, and other technical documentation.
Knowledge of Life Safety code, Joint Commission, and infection control standards.
Excellent written, verbal, and interpersonal communication skills.
Strong mathematical and analytical skills.
Strong communication skills (oral and written) with all employees, contractors and vendors.
PHYSICAL DEMANDS:
Regularly required to stand 6-8 hours/day and sit for 1-3 hours/day.
Must be able to work off hours and on an emergency call basis.
Be able to stoop, bend, speak and listen for extended periods of time.
Required to be able to frequently lift up to 50 pounds.
Must have a valid Driver’s License and reliable transportation.
Must be able to safely climb a ladder.
Frequently have his/her hands over his/her head for extended periods of time.
